The right soil grade can prevent basement leaks before they start by directing the water flow away from or around the house. The first rule to grading is: the soil should always slope away from your home. It sounds like common sense but foundations are often set too deep in the ground during construction causing marshy ground, wet basements or flooded slabs. Many building code officials respond to this problem by requiring that the top of the foundations or slabs sit at least six inches above the highest point of the soil at any location around the house. Also the ground must fall away from the foundation at least six inches within the first 10 feet around the perimeter of the house. Remember, this is just the minimum requirement. When it comes to residential grading - the more slope the better.

If you have grade problems for an existing house, we can help. We can take a look at the overall lot grading and the layout and where surface water may enter from adjacent properties, and offer you a solution.

French Drain Installation

Flat yards with no slope are at a disadvantage as the movement of water through the earth is minimal and heavy rainfalls cause pooling, even up to flooding levels. The movement of sub-surface water can be increased by intercepting and diverting its flow through a drainage system embedded in narrow trenches, sometimes called a French drain. A French Drain is a process where we cut an individual slot with a trencher and use a fabric covered rigid drain tile vertically or horizontally to intercept water and divert it to a more desirable location. Many golf courses and farmers use french drains and sub-surface drainage to facilitate water away or to greens, fairways and farms. We install many French Drains to drain those pools of standing water in your yard.

French drains are a time proven system for diverting excess water. The earliest forms of French Drains were simple ditches, pitched from a high area to a lower one and filled with gravel. Today, specialized drain tiles are designed with perforations or holes to admit water. To prevent clogging gravel is placed around the perimeter of the perforated drain pipe to give water a path to the drain tile as well as filter soil particles.  A French drain can be covered over with sod after installation, making them less conspicuous.

French drains are very effective and time proven. When installed correctly and applied to correct situations they can handle vast quantities of water for many years. To find out more about French drains and their use at your home

Infiltration Drains

Dry Well Installation: A dry well gives downspout water a place to go if existing grading does not allow for water run off. When installed correctly, the dry surrounded in gravel will allow downspout and sump pump water a place to percolate into the ground away from the foundation of the house. This picture shows a type of dry well before installation. This is used in areas where there is not sufficient pitch to get water away from foundation.
